There is no need to protect your deposit under the tenancy deposit protection scheme. If you do take a deposit
from your lodger to cover damaged goods or rent arrears you should provide your lodger with a deposit receipt which
can be downloaded here, remember keep a signed copy for your records.
There are no rules for the amount of rent you should
ask for, however it is common to ask for 4 weeks rent as deposit which you refund to your lodger when they move out less
a reasonable amount to cover damaged items or rent arrears. The amount you refund should be guided by the inventory which you make
with your lodger when they first move in, the inventory checklist is a record of the items and their condition in the rooms your lodger
is permitted to use.
